SCENIC HILLS HOMEOWNERS' ASSOCIATION

2025/2026 INSURANCE

Effective March 1, 2025, we renewed our 2025/2026 Insurance as follows:

o   Property (25M)

o   Liability

o   Directors and Officers

o   Fidelity

o   Umbrella (15M)

o   Earthquake (45M) 

The annual premium for this insurance coverage is $988,047.56. 

It required a deposit of $246,769.76.  The deposit was funded from our reserve account.  Repayment will begin on April 1, 2025, and continue over the next 12 months in the amount of $20,564.15 per month.  

The remaining premium will be paid in 10 monthly installments in the amount of $74,127.78 per month.

A special assessment can be imposed up to a maximum of 5% of the current budget.

There will be a one-time special assessment in the amount of $348.66.

2025/2026 Premium - $988,047.59

Current Insurance Budget - $876,478

Difference - $111,569.59

$111,570 / 320 Units = $348.66

There are two options to make the special assessment payment:

         Option 1:  Pay in full ($348.66) by April 1, 2025

Option 2:  Two payments of $174.33 - The 1st payment paid by April 1, 2025, and the 2nd payment by May 1, 2025

Matt Jackson, Insurance Broker, will be attending our next HOA meeting on Wednesday, March 12,2025.

Any suggested additions/corrections need to reach the office 2 weeks prior to next HOA General meeting so that concerns can be addressed.

After approval minutes will continue to be available on SH website scenic-hills-hoa.com and posted on the bulletin board in clubhouse hallway.
