Friendly reminder to everyone in the community: as temperatures warm up, rattlesnake season is here 🐍

Please keep a close eye on your pets and children, especially during walks or time spent in yards and open areas. Stay on clear paths, avoid tall grass and rocky spots, and always be aware of your surroundings.

If you see a rattlesnake, give it plenty of space and do not attempt to approach or handle it.

Stay safe and look out for one another!

Please remember to pick up after your pets 🐾

Keeping our community clean helps everyone enjoy shared spaces and shows respect for your neighbors. Be sure to carry waste bags on walks and dispose of them properly.

2026/2027 INSURANCE NOTICE

February 26, 2026

Effective March 1, 2026, we have renewed our insurance with the guidance of our Insurance Broker, Matt Jackson. It includes the following coverage:

·        Property

·        Liability

·        Directors and Officers

·        Fidelity

·        Umbrella

·        Earthquake

The annual premium for the 2026/2027 insurance is $914,409.16. It required a deposit of $230,605.16. The deposit was funded from our Reserve Account. Repayment will begin on April 15, 2026, and continue over the next 11 months. The remaining premium will be paid for in 10 monthly installments.

The 2026 budget for our insurance was $904,676, a difference of $9,733 between the budget and the actual premium. There will be a one-time special assessment of $30.41 for each homeowner to cover the insurance premium.

Special Assessment Due Date:  March 31, 2026

Delinquent:  April 15, 2026

Late Fee Amount:  $10.00

Late Fees Applied:  After April 15, 2026

The insurance carrier has requested a random inspection of each homeowner’s electrical panel. Please open your panel and take a picture showing the type of panel it is. General Electric, Arrow Hart Murray, Siemens, Sylvania GTE are a few examples. Then email Tammy (tammy@hoamgtsc.com) the photo so we can log your panel type.
