What is a presale inspection?
A presale inspection is an inspection of a residence that the owner has decided to sell. It is conducted by the members of the Scenic Hills Architectural Committee. The purpose of a presale inspection is to note possible safety issues, possible structural changes made by the homeowner, and changes made by the homeowner that impact the common area of Scenic Hills.
Who needs a presale inspection?
Anyone who owns a home in Scenic Hills and decides to sell it needs to have a presale inspection prior to the close of escrow.
How does the homeowner request a presale inspection?
To start the process of a presale inspection, the homeowner contacts the Scenic Hills office. This contact may be by phone (661-251-4239) or by email (scenichills@att.net). The information will be passed on to members of the Architectural Committee, who will contact the homeowner to schedule an appointment.
When should a presale inspection be done?
A presale inspection should be requested early-on in the process of listing and selling your home. A typical inspection takes less than thirty minutes. The homeowner and/or realtor needs to be present during the presale inspection. When the presale inspection is completed, the homeowner and/or realtor signs the form acknowledging the inspection has been completed. If there are items that need to be corrected, it will be noted on the form.
What happens if corrections need to be made?
If corrections need to be made, the homeowner makes the corrections and contacts the Architectural Committee to revisit the property to clear the correction. Once the items are corrected, the presale inspection form is given to the office. The homeowner is provided with a completed and signed copy of the presale inspection form.
What is the difference between a presale inspection and a home inspection?
A presale inspection is requested by the current owner to clear the way within Scenic Hills to sell their home based on the presale inspection checklist. A home inspection is requested by the prospective buyer to uncover possible concerns that might influence the prospective buyer’s opinion of the home.
The bottom line is to be proactive.
• Request the inspection early in the process. Do not have to wait until the house is sold and in escrow.
• Be flexible about scheduling the inspection. It takes time to coordinate your schedule with the volunteers who serve on the Architectural Committee.
Reminder from the Architectural Committee and the Board of Directors:
Before you can sell your unit and close escrow, you MUST have a pre-sale inspection and sign-off by the Architectural Committee or the Board to ensure no improper modifications have been made to your condominium. Contact the office with this information.
To avoid delays in closing escrow, make an appointment with the Architectural Committee as soon as you decide to sell your unit. Please note that escrow may be directed to pay to Scenic Hills HOA any funds required to remove or replace any improper modifications made by the transferring seller.
